Tenant Placement (75% of one month’s rent)
The tenant placement process begins by completing a detailed analysis of your property which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.
We know the best chance for success in your rental property starts with placing the right tenant. Over the years, we’ve developed a powerful and tested workflow and criteria for placing tenants. Great care is taken to adhere to fair housing laws, maximize rents, and place individuals with the greatest likelihood of meeting lease obligations.
If your home is already occupied by tenants not placed through Real Property Management Beacon, or you find your own tenant, there is no tenant placement fee charged.
Tenant Lease Renewals ($195 ea)
With the economic landscape changing drastically around us, we understand the importance of being thoughtful and calculated in our lease renewal efforts. We aim for the most financially favorable outcome. We strive to find the line between maximizing your rents while keeping in mind the often significant costs of a tenant moving, including repair of wear and tear items and rent loss during a vacancy.
Periodic Maintenance Evaluations ($95 ea)
We stand behind our commitment to simplifying property ownership and striving to protect and preserve your assets. We perform periodic maintenance evaluations, inspecting the property inside and out to gauge tenant compliance and assess property condition. These evaluations can be crucial in determining your tenant’s lease renewal eligibility.
